Can the kitchen open onto the living room?

Yes. I would take that wall down and add a counter. Proposal coming today.

Great, thanks.

— FAQ

Questions about new build design online

The questions people ask before building for the first time.

What are the stages of a new build design?

Concept, design development, planning drawings for approval and construction drawings for the site. You can hire stage by stage or the whole set, as the proposal says.

Does the architect handle the planning permission?

The planning drawings are what the council reviews. Filing can be part of the proposal; ask for it in the brief.

What about structural and services engineering?

Those are complementary designs, done by engineers from the architecture design. Some architects coordinate them; ask in the chat before signing.

How much does a new build design cost?

Publishing is free. Each professional sends their own proposal, with a price and a timeline. You pay per stage, as you approve the deliveries.

Do I need a topographical survey first?

It helps but does not block the start. The concept can start from the plot's measurements and the survey comes in before the planning drawings.
